Where is Regal Palms resort located?
Regal Palms resort is located directly of Highway 27, two miles south of the intersection with Highway 192.

How far is your home from the Regal Palms resort clubhouse and pool complex?
Our house was built as part of phase I and is located within comfortable walking distance from the Regal Palms clubhouse and pool complex.  We walk the distance in about three minutes.

How can I check when your house is available?
An internet link to an up to date calendar has been included on the website and you will find this link under the heading “calendar”.
 

4.

How do I book?
You will need to complete the bookings form and please make sure that all relevant boxes are completed, including a contact telephone number, as we have experienced emails getting blocked by Anti Spam software
including replies to your very own requests for information.  In this case we would contact you by phone.  

Once the bookings from has been received, we will acknowledge the booking and confirm the payment method for the non-refundable deposit, which is 20% of the total rental fee.  The booking will be confirmed upon receipt of the deposit. Please also note for legal, insurance and emergency purposes we do require the names of ALL those in your party, your mailing address and home phone number.

Are there any additional costs?
The rental fee includes the use of the house and utilities. If the booking is 6 nights or over, the quoted rental fee includes the costs of cleaning the house after your departure. For shorter bookings the cleaning fee will be quoted separately. The rental fee in £s includes 12% Florida tax while the rental fee in $ does not include 12% Florida tax. Additional costs are the $10 daily resort fee, which is charged per house and not per person and is payable to the resort on arrival.

A security deposit is required at check-in and this is normally just a swipe of your credit card. No funds are actually taken from your credit card account at the time of check-in. 

Other costs relate to the use of the phone.  The phone is managed by the resort and any usage of the phone will be payable to the resort at the time of check out.

What is the maximum occupancy?
Our house is licensed for Short Term Rental and as such has a legal maximum occupancy of 10 guests – this includes all children.  However, the house is more suited for a maximum occupancy of 8 guests. Non compliance with the maximum number of guests will result in ALL guests being evicted and the rental fee will be forfeited.

Can I invite family or friends to stay at the house?
Due to Florida legislation, only guests included on the bookings form can stay at the house.  Non compliance can will result in all guests being evicted and the rental fee being forfeited.

Is the resort child friendly?
Yes, the resort is very child friendly.  Regal Palms resort was designed entirely with children in mind. There are 2 large pools, one separate deep pool and the lazy river complex with a shallow section for small children, a waterslide, lazy river, waterfalls, jacuzzi/spa.  The clubhouse also has a games room, internet cafe, restaurant, bar, etc, and even a Children's Menu in the restaurant.

Is the house wheel chair accessible?
Although the house is accessible by wheel chair, it is not designed for the use of wheel chairs and there is limited space for a wheel chair in the house. There is a downstairs master bedroom, which would be suitable for wheel chair users, but the bathroom has a bath with integrated shower and this would not be suitable for wheel chair users.  So although theoretically the house is wheelchair accessible, it is not really suited for wheelchair use.

When will I be informed of the address of your house?
The full address of the house will be provided after payment of the full rental fee.   The house is located at Cambria Avenue and a map is attached for information.  map_of_resort.jpg

What time is check-in?
Check-in is at 4.00 pm.  An earlier check-in might be available upon request but can only be considered if no guests are checking out on that day.  The final decision for an earlier check-in rests with the management company.  An additional fee may be charged if the requested check-in is considerably earlier than the standard 4.00pm check-in.

What time is check-out?
Check-out time is 10.00am.  A later check-out might be available upon request but can only be considered if no guests are checking in on that day.  The final decision for a later check-out rests with the management company.  An additional fee may be charged. 

If you request a check-out considerably later than the standard 10.00am check out, a full daily fee may be charged.  If you want to guarantee a late check out, then it is advised to pay for an additional night. Full check-out details are provided in a folder in the house.

Where do I need to check-in and check-out?
Our property is managed by IPG Vacation Homes and their office is open 7 days a week.  Although they are closed between midnight and 8.00am, you will be able to access your key code and other information from a lock box next to the main entrance door between these hours.

Regal Palms resort also has its own management company, but they do not manage our house and all queries should be directed to IPG. 

IPG will provide you with the key code for the house and any other information you require.

Do I also have to report to Regal Palms clubhouse?
Yes, you will have to report to the clubhouse to obtain swipe cards for the entrance gates and to have the phone activated.  The resort reception will have been advised of your arrival by IPG.

Is your management company open 24 hours a day seven days a week? They are open seven days per week from 8.00am to midnight.  Between midnight and 8.00am, you will be able to obtain your key code and other information from the lock box next to their main entrance door.  You will therefore be able to arrive any time of the day (see also day of arrival check in time).
 

17.

What if I have a problem?
Any problems will need to be reported to our management company, IPG, and this can be done 24 hours a day 7 days a week.  IPG employs its own maintenance staff, who will be able to solve the majority of problems.  Where necessary, a specialist repair company will be called.  Although the management company is open 24 hours a day, the maintenance department will only be available during work hours, except of course in emergencies.

Do I need to clean the house?
The house is cleaned thoroughly before your arrival and the total rental fee includes the cleaning of the house after your departure.   No daily or weekly maid service is included but this service can be requested from the management company.  The charges will be payable to the management company.

What is included in the house?
Kitchen equipment - including microwave, fridge/freezer with ice cube making facility, dishwasher, oven and hob, extraction hood,  coffeemaker, toaster, can opener, cutlery, different sized plates and bowls for 10 people, glasses, mugs, pots and pans, blender, mixing bowls, kitchen roll holder - iron and ironing board, vacuum cleaner, dvd  player in the living room and cable TVs in all bedrooms, broadband modem, washing machine and separate dryer.  We have also left a selection of DVDs, mainly children DVDs, and some games in the house for your use.  There is also a stroller and highchair available and a travel playpen/crib, with blankets and sheets, can be made available.

Towels and bed linen are provided, as well as a spare set of bed linen.  However, please remember that the house is "self catering" and unlike a hotel, towels and bedding are not changed during your stay and you might be required to wash towels or bedding.

What is not included in the house?
No personal items are included, i.e. soap, shampoo, bin bags, toilet rolls, etc.  All management companies have a policy that no “chemicals” are to be retained in the house and they will remove all materials after check out – mainly for safety and liability reasons. Unfortunately this means that we are unable to provide you with washing machine powder, dishwasher and dryer detergents, cleaning materials, etc.

You might want to consider bringing some washing machine/dishwasher powder, bin bags, etc from England/US so that you do not have to buy a big box and having to bring some of it back – you want to leave all available space in the suitcase for your purchases.

No food items are included.

 

21.  

What is your smoking policy?
We enforce a no-smoking policy in our house.  This is a requirement of the Liability Insurance and for the comfort of other guests who will rent the house next. However, you may smoke anywhere else in the resort.

Can I bring my pet?
No, pets are not permitted.
 

23.     

Is there a telephone in the house?
There is a telephone in the house which you could use and any usage will be payable to the resort upon check out.
 

24.   

There is a free broadband modem connection in the house, and all you need to do is to bring a laptop, a connecting cable is provided.  Free WiFi is available in the clubhouse/pool area.  Broadband is also available in the clubhouse's Internet Cafe, but there will be a charge.           

Alternatively, Broadband is also available at IPG for a lesser charge than the fee charged by the clubhouse.

When is payment due?
To reserve the dates requested, a 20% non refundable deposit is required with the remainder payable 8 weeks before your arrival. 

If your booking is within 8 weeks of arrival, the full rental fee will be payable.

 

26. 

Do you require a security deposit?
Yes, a security deposit is required upon checking in at IPG.  This normally takes the form of a swipe of your credit card. No funds are actually taken from your credit card account at the time of check-in. 
 

27.  

What happens if I need to cancel my reservation?
Cancellations must be received in writing and are subject to the following penalties:
  • more than 8 weeks before arrival date – deposit forfeited
  • between four and eight weeks before arrival date = 50% of rental amount forfeited
  • less than 28 days before arrival date = 100% of rental amount forfeited

It is recommended that you take out travel insurance at the time of paying the deposit, to cover you in case of unforeseen circumstances.
